How the process generally works
Where a policy provides for it, each side may name an appraiser. The appraisers work to agree on the amount of loss. If they cannot agree, the policy may provide for an umpire to be selected, and a decision by a specified combination of those parties may be binding as to amount, according to the policy's own terms.

Where the documentation work happens
Appraisal is still decided on estimates, measurements, scope, pricing, and reports. A position that is not documented does not improve because it moved into appraisal. Much of the useful work happens before anyone invokes anything.
